Utilize your property tax breaks.
Propositions 60 and 90 provide property tax relief for homeowners 55 and over and allows them, under specific conditions, to transfer a base-year property value from an existing residence to a replacement residence.
Proposition 60 may allow transfers of base year valueswithin the same county, while Proposition 90 may allow transfers from one county to another county in California and it is the discretion of each county to authorize such transfers.
Prop 60/90 relief is a one-time filing.
The seller must be at least 55 years old.
The owner will need to file an application within three years of buying the replacement property.
The replacement property must be worth the same or less than the original property.
The base year value will be transferred once the original property is sold.
